Services

• The Buyer and his or her agent will come to the house within 48 hours of closing to do a final walkthrough. They are looking to see that all items are in working order, all inspection items have been done, and the house is in clean condition with nothing changed since the contract was written.

• As the Seller you will need to bring all keys, garage door openers, manuals and warranties, and anything else that might be required by the contract. You will also need a driver's license or other form of photo ID and an original of a Power of Attorney if you are using one.

• The average closing takes about an hour but can take longer. You will be sitting with the Realtor, the Closer, Buyers, Selling Agent, and possibly the lender. All papers will be signed and all funds will be dispersed. Congratulations! Your home is sold
  
  
  
  

• The necessary paperwork will be ordered for you and we will begin taking care of all of the background contacts and follow-up. This is the time when the Buyer is allowed to end the contract without any reason provided. We will make sure that this deadline is very quick in order to avoid any complications.

• If all goes well with the inspections, the lender will order the appraisal and the ILC (Improvement Location Certificate). With all of these items in place the Buyer will receive Loan Commitment. All of the documents and figures will be prepared by the lender and the title company in time for closing.

• We will assist you with having your utilities turned off on the day of closing and making arrangements for the movers to have you out of the house by the day of closing or the day of possession if necessary.
  
  
  
  
  

• We will let you know about all offers as soon as we can and will advise you about the pros and cons of each offer. We will make sure the Buyer is financially able to complete the transaction.

• We will negotiate the contract for you and will keep you and your needs at the center of the offer.

• Once both parties accept an offer, you are under contract and now you can begin to look for a new home to buy.
  
  
  
  

• By appointment only, Realtors will begin to show your home. Let us know how you would like to be contacted prior to each showing. After each showing we will get feedback from the Buyers agent.

• We will communicate with you regularly to review feedback and evaluate any changes in condition or pricing that might be necessary.
  
  
  

• First we will check out your home and see what condition it is in. We will also look at any special upgrades or features that your property has. This will help us find your Market Value.

• If needed, we can make recommendations for ways you can make your home more appealing to a Buyer.

• Next we will conduct a Market Analysis to see what your home would likely sell for. We will also show you how we will market your home to help it sell quickly.

• Now we will begin aggressively marketing your home. We also will put up signs and a lockbox will go on the front door. People will now know that your house is for sale. We also will provide in writing a list of ways that we will market your home and work on your behalf.
